The HOA Number You See for Lake Las Vegas Isn't Wrong. It's Just Missing Three Zeros' Worth of Context.

A buyer called me last month with a listing pulled up on their phone. The HOA fee said $153 a month. They'd already run the math: add that to the mortgage, add property tax, done. Then I asked which side of the lake the home was on, and whether it was a single-family lot or a building with shared walls. Long pause. That pause is the whole story.

Lake Las Vegas is the only true lakefront master plan in the Las Vegas Valley, and it runs on a fee structure unlike almost anything else in Henderson. It isn't one HOA. It's a stack, and depending on where you buy inside the community, that stack can add two, three, sometimes four separate charges on top of the number a listing portal shows you. None of those extra layers are hidden or improper. They're just not the layer that made it onto the screen.

The Master Fee Is Real. It's Also Only the First Layer.

Every single property in Lake Las Vegas, whether it's a condo above MonteLago Village or a custom estate in SouthShore, pays into the community-wide Master Association. That fee runs approximately $153 a month, billed as roughly $459 per quarter. It covers the shared infrastructure that makes Lake Las Vegas function as one community: the 320-acre private lake itself, the walking and biking trails, common-area landscaping, streetlighting, and some community programming.

This is also the number that shows up on most listing portals, because it's the one figure that applies universally and gets pulled into public data feeds. If you're comparing homes purely on that line item, every property in Lake Las Vegas looks like it costs the same to carry. It doesn't.

North Shore Skips a Layer. South Shore Doesn't.

Cross the bridge to the guard-gated side of the lake and a second, separate association kicks in. SouthShore operates its own sub-master association on top of the community-wide fee, running approximately $339 a month, or $1,017 a quarter. That charge funds the manned guard gate around the clock, enhanced security patrols, and upkeep specific to the SouthShore side.

Buy on the North Shore instead, and you skip this layer entirely. North Shore isn't guard-gated, so there's no sub-master security assessment, though the trade-off is a different security profile and a more open, "town center" feel built around The Village, the resort hotels, and the public Reflection Bay Golf Club. Which side of the bridge you choose isn't just a lifestyle decision. It's a fixed monthly cost decision, and it's one that a portal search filtered by price range won't surface for you.

Then There's Whatever Your Specific Street Charges

On top of the master fee, and the SouthShore sub-master if it applies, every individual neighborhood inside Lake Las Vegas runs its own sub-association. This is where the range gets wide. Single-family sub-HOAs generally land somewhere in the $85 to $185 a month range, covering neighborhood-level landscaping and any private pool or clubhouse specific to that subdivision.

Attached product runs higher, often $300 to $850 a month, because condo and townhome dues frequently bundle exterior building maintenance, master insurance, and in some buildings, utilities like water, sewer, and even cable or internet. A few communities push past the typical range entirely. The hotel-style condos in MonteLago Village can carry dues that scale with square footage. And a subdivision called "The V" carries two separate sets of sub-HOA dues, roughly $350 a month plus another charge just under $600 a quarter, because the community itself has a master HOA and a sub-HOA layered inside it.

None of these fees are disclosed on a standard listing sheet as a combined total. They live in separate governing documents, and the only way to see the real number for a specific address is to request the full set of Common Interest Community disclosure packets before you write an offer.

The master fee tells you what the whole community costs to run. It doesn't tell you what your specific address costs to own.

The Line Item Nobody Explains Well: LID

Some Lake Las Vegas parcels also carry a Local Improvement District assessment, a bond that repays the cost of infrastructure like roads, sewer, and utilities that were built when the parcel was developed. LID fees are billed semi-annually, typically alongside property tax, and the remaining balance depends entirely on when the lot was built and whether the original builder paid it off at the time of land purchase. Older North Shore parcels tend to carry smaller remaining balances. Newer construction may still owe more. There's no single number that applies community-wide, which means it's a line that has to be verified parcel by parcel, not assumed from a neighbor's bill.

Golf and Fitness Aren't Included, Even Though It Feels Like They Should Be

Here's the assumption that trips up more buyers than any fee tier: none of the HOA layers above include access to golf or the community's private fitness and social club. SouthShore Country Club, the private Jack Nicklaus Signature course on the guard-gated side, requires its own membership entirely separate from the HOA structure. Reflection Bay, the public Jack Nicklaus course on the North Shore, is open without a membership requirement but still isn't bundled into any HOA fee. The Lake Las Vegas Sports Club, the community's fitness and social hub on the North Shore, is likewise a standalone membership.

If golf or club access is part of why you're considering Lake Las Vegas, budget for it as its own line, verified directly with the club, not assumed as part of your monthly dues.

What the Full Stack Actually Adds Up To

Put the layers together and the range across Lake Las Vegas is wide by design. A North Shore single-family home with a paid-off LID can land around $240 a month in total HOA-related carrying cost. A SouthShore luxury home carrying a full LID balance can push past $800 a month once the master fee, the sub-master security assessment, and the neighborhood sub-HOA are combined. Condos in the Village can exceed $1,000 a month when building-level dues bundle in utilities and cable.

For comparison, most single-family HOA structures elsewhere in Henderson run meaningfully lower, generally in the range of $75 to $200 a month depending on the community and whether it's guard-gated. That gap isn't a flaw in Lake Las Vegas pricing. It's the cost of maintaining a private 320-acre lake, two Jack Nicklaus-designed golf courses, and a guard-gated shoreline in the middle of the Mojave Desert. The point isn't that the fees are too high. It's that the number you see first is never the number you should budget against.

A Few Questions I Get Often

Does the master fee ever change? Master-planned communities across the valley have been adjusting dues as insurance, water, and staffing costs rise, and Lake Las Vegas is not exempt from those same pressures. Always confirm the current assessment directly from the association rather than relying on a cached listing figure.

Can I see the exact fees before I make an offer? Yes, and you should. Nevada law requires resale disclosure packages for properties in common-interest communities, and those packets include the current, certified dues for every association tied to the property. Request all of them, not just the first one that arrives.

Is a lower sub-HOA always the better deal? Not necessarily. A lower monthly fee on an older single-family home might mean a smaller reserve fund for future shoreline or infrastructure work. Ask for the reserve study alongside the current budget, not just the dues amount.

Do North Shore and South Shore ever cost the same to carry? Rarely. The SouthShore sub-master assessment alone adds roughly $339 a month that North Shore properties never pay, which is often the single biggest gap between otherwise comparable homes on either side of the bridge.
