What The Silverado Ranch Median Doesn't Tell You About Buying Here In 2026

If you have been comparing southeast valley neighborhoods on the portals, you have already seen the number. Redfin put the March 2026 Silverado Ranch median sale price at $411,000, down 4.4% from the year before, with homes sitting an average of 67 days on market versus 50 a year earlier. Realtor.com's April 2026 snapshot came in a little higher at a $427,500 median sold price. The Las Vegas REALTORS June 2026 read of the broader 89123 and 89183 ZIP area landed at a $450,000 median list, on 246 closings in the prior 100 days at a 25-day median pace.

Read those numbers in a row and you get a story of a softening, slower market. Look at how homes actually trade and a different story shows up. Redfin's same March 2026 dataset recorded a 97.5% sale-to-list ratio, with 14.9% of homes closing above list. That is not the behavior of a market cooling evenly. That is the behavior of two different markets averaging out to one headline.

The Median Is Averaging Two Different Buyers

Here is what I actually see in the field. The entry tier moves. The upper tier negotiates. The median hides both.

The Las Vegas REALTORS June 2026 read on the ZIP area is helpful precisely because it makes this visible: 472 active listings ranging from $350K condos through $600K single-family, with entry stock under $450,000 turning fastest. If your budget is $415,000, you are effectively in a competitive market. If your budget is $585,000, you are in a negotiating market. The portal median cannot tell you which of those you are actually shopping in.

Why One ZIP Code Contains So Many Different Products

The reason the tiers behave so differently is structural. Silverado Ranch is often called a master-planned community, but it does not enforce a single design code the way Summerlin or Southern Highlands does. Local records describe roughly 130 individual neighborhoods inside the plan, built out across the late 1990s and early to mid 2000s by a rotating cast of builders including America West Homes, Astoria Homes, KB Home, Lennar, and Richmond American. The land was released in phases, each builder used their own materials and elevations, and each subdivision recorded its own CC&Rs.

That patchwork shows up in three ways that matter to a buyer.

First, product varies block to block. Condo enclaves like Montana, Sedona on the Blvd, Latigo, Antigua, Manhattan, and Park Avenue sit near detached-home streets like Autumn Ridge and Spring Meadows. Gated pockets like Windmill Park and larger-lot pockets like Silverado Canyon, with plans from just under 1,800 square feet up to roughly 3,250 square feet, are a short drive from starter product. Two homes with the same ZIP can be radically different assets.

Second, HOAs are not uniform. Some sub-communities are gated with meaningful monthly dues covering exterior maintenance and pool access. Others are non-gated with light dues and no shared amenities. A few streets carry no HOA at all. When a buyer tells me their monthly budget, we work backward from the specific sub-community, not the plan.

Third, school zoning splits inside the plan. Recent listings pulled from the area have been assigned to different combinations: one condo to Roberta C. Cartwright Elementary, Charles Silvestri Junior High, and Silverado High School; a nearby listing to John R. Hummel Elementary, Silvestri, and Liberty High School; a single-family home to John C. Bass Elementary, Silvestri, and Liberty. If school zoning matters to you, verify the exact address through the Clark County School District's official school search before you write an offer. The plan does not guarantee one set of assignments.

The single most useful move a Silverado Ranch buyer can make is to stop shopping the ZIP code and start shopping the subdivision. Two homes on the same portal search can carry different HOAs, different builders, different schools, and different resale ceilings.

The Transaction Friction That Catches People Off Guard

This is where the pattern gets practical. When I represent a buyer in Silverado Ranch, three things routinely come up that would not surface in a more uniform plan.

The comparable sales pull has to be tight. Because builders and eras vary so much, a home five blocks away in a different subdivision is often a poor comp. Appraisers know this. Lenders know this. A listing agent pricing off ZIP-wide averages sometimes lists too high, which is part of why the upper tier is sitting longer. If a home has been on the market past the 53.5-day Redfin median, the pricing model, not the neighborhood, is usually the issue.

HOA document review matters more than usual. Nevada requires the seller to deliver the resale package, and in Silverado Ranch that package can look very different one subdivision over. I read for special assessments, rental caps that could affect a future exit, and roof or exterior reserves in the gated condo communities where the association owns the envelope. Buyers in Montana or Latigo are buying the association's balance sheet along with the unit.

Inspection findings cluster by builder and era. Homes built in the late 1990s often have original water heaters, original HVAC condensers, and polybutylene or early-generation PEX supply lines depending on the builder. Homes from the mid-2000s tend to show more stucco cracking and pool equipment at end of service life. Knowing which builder built the block tells me what to expect the inspector to flag, and what a fair repair request looks like before we ever open the report.

The Honest Comparison To Neighboring Plans

The affordability case for Silverado Ranch is real, and it deserves an honest framing. Nevada Real Estate Group's June 2026 read put the ZIP area's $450,000 median list roughly $98,000 below Henderson's $548,000 citywide median, calling it the largest affordability gap of any established Henderson-adjacent plan in their dataset. Redfin's March 2026 read of Henderson at a $500,000 citywide median tells the same story with different math.

What you are trading for that gap is design cohesion and amenity depth. Green Valley Ranch, MacDonald Ranch, and Seven Hills all price higher in part because they enforce stricter architectural review and deliver denser community amenities. Silverado Ranch trades some of that for lower entry and more product variety inside one plan. Neither is better in the abstract. They are different exchanges, and the right one depends on what you actually want to own.

A Short Checklist Before You Tour

  • Confirm the subdivision name, not just the ZIP, and pull the HOA disclosure package early.
  • Verify school zoning at the specific address through CCSD's search tool.
  • Ask which builder and which year, then match the inspection scope to the era.
  • Look at comps inside the same subdivision, not the same ZIP.
  • Ask whether the exterior envelope is owner-maintained or association-maintained. The answer changes your reserve planning.
